APPLICANT SCREENING CRITERIA
1. SUBMIT APPLICATION AND PAY APPLICANT SCREENING CHARGE - Applicant is urged to review the screening criteria to determine if requirements can be met. Each applicant shall submit a completed application and pay the appropriate applicant screening fees. A $35.00 Applicant Screening Charge per applications must be submitted at time of application.
2. TWO PIECES OF ID MUST BE SHOWN, ONE MUST BE A PHOTO ID - The Applicant shall provide picture identification at the time of application.
3. VERIFICATION OF PREVIOUS RENTAL HISTORY - The applicant shall provide information necessary to verify current and previous rental history for the past five years. If there is not enough room for the past five years, attach an additional sheet. Information obtained from those related by blood or marriage may require compliance with the variance policy. We reserve the right to deny the application if, after making a good faith effort we are unable to verify past rental history.
4. VERIFICATION OF INCOME/EMPLOYMENT - All sources of income and employment must be legally obtained and verifiable. At the time of application, it shall be the obligation of the applicant to provide proof of income through tax returns, investment reports or other financial data, pay stubs, or employer verifications.
5. RENT TO INCOME RATIO - Combined income of all applicants shall be 3 times the rent,
6. CREDIT AND COURT VERIFICATION - No unpaid collections, judgments, or liens over the amount of $200.00. A valid explanation may be considered by the owner/agent if provided by applicant(s).
7. NO FED'S (EVICTIONS) WITHIN THE LAST 5 YEARS
8. INCOME TO DEBT RATION - Housing and utilities shall not exceed 35% of total income. Installment debt payments shall not exceed 35% of total income. If the applicant does not have installment debts, income to debt ration for housing may be permitted to be up to 50% of income.
9. ARRESTS AND CONVICTIONS - Arrests and/or convictions may be evaluated. Any individual whose occupancy could constitute a direct threat to the health or safety of other individuals or could result in physical damage to the premises will be denied.
10. DEMEANOR AND BEHAVIOR - The behavior and demeanor of applicants during the applications process will be considered.
11. ANY INFORMATION PROVIDED THAT IS INCOMPLETE, INACCURATE, OR FALSIFIED, shall be grounds for denial of the application or subsequent termination of tenancy upon determination of such falsified information.
12. LIMITATIONS - Occupancy may not exceed two persons per bedroom. There may be restrictions on smoking and/or pets depending on the unit the applicant is interested in. Upon acceptance of pets, there will be an additional security deposit charged. The owner/agent will allow aid animals or modifications to the unit necessary to assist those with disabilities.
13. VARIANCE POLICY: IF YOUR APPLICATIONS DOES NOT MEET THE ABOVE STATE POLICY, WE MAY STILL BE ABLE TO RENT TO YOU BY ASKING FOR:
a. Denial of the application or
b. Payment of an additional security deposit and/or
c. Have a co-signer. The co-signer must submit an application and pay the applicant screening fee. The co-signer must own property in the state of Oregon. The co-signers application will be processed and have to follow the same guidelines as stated above.
